Hi there, totally new to this site but came her to find opportunities similar to what you describe. Your property looks amazing! Just curious- where in PR do you live? I lived in the USVI for many years and used to spend a fair amount of time in PR and still consider moving there. Wondering why you say "no vegans"? I get that you are looking for like-minded souls- in which case how would you describe yourselves? Traditional but not religious? Omnivores? etc...Also, for what it's worth, I agree with the other poster in her 30's with a 40 something year old mate- you might consider having some neighbors/collaborators who are a bit older who are fit but will bring lots of life experience and skills to your growing community.
