Home on acreage available in Southern Monterey County, California

We are looking for an individual or family to rent our property in Southern Monterey County, California. The property is 52 acres of rolling foothills of mostly grassland surrounded by oaks. There is a nice, 2 bedroom, 1.5 bath, 1500 sq ft house that is off the grid, but does have functioning solar electrical and solar water heating systems. Refrigeration and cooking is with propane. Water is pumped with a solar well pump and while we have never had trouble with water quantity, it is an issue locally, so water conservation is important. There is a 200 sq ft greenhouse attached to the house and some other attempts at passive heating and cooling. Winter heating is with a wood stove, no AC in the summer, but the house is well insulated. We have historically used a composting toilet, but there is a septic system as well. There is a barn with space for storage or a shop, but there is no power in that building. There is a mixed orchard of about 1 acre with fruit bearing trees. There is a raised bed garden that has been fallow for 3 years. There is a wood fired brick bread oven and a solar heated hot tub (no bubbles, just heat). There are currently no fences or shelter for animals except chickens. The property is about 45 minutes drive from Paso Robles, CA and is out a 1.5 mile rough dirt road. The climate is similar to Paso Robles. We have used some permaculture principles in the layout of our property and have gardened organically.

We would love to find long term renters that would like to continue to manage our land with care. The renter would need to mow/weed-wack several acres of grass in the spring for fire suppression, and water the orchard weekly in the summer. There is tons of potential in this piece of land. We are asking $400 a month.

I really have alot of questions about the land. Just to start the ball rolling. What type of trees are they? Are they all at a producing age? Is there anything else growing as of now? Is there a lack of water or is it a problem with undrinkable water? What is the name of the road so I can look it up in google? I am sure I will have alot of questions but I really like the sounds of this land.

My fiance and I have been living it the same terrible house for over a year and a half and due to the poor design of the house the heating costs are insane. We live in the Paso Robles area and have been wanting to find some more space for quite some time. I have chickens and make organic compost tea fertilizer for my small garden regularly. I would be extremely interested in this property, because it basically sounds like what weve been dreaming of for the past year. I would love to talk with you more on the subject, because my fiance and i would be able to move in quite soon if needed, and we have access to all the tools, not to mention knowledge, to maintain the property beautifully. We would really be able to make perfect use of all of the wonderful things your property has to offer, and would love to come see it if possible too. Plus we are good renters, we have been paying well more than double that for years and have never been late on our rent. I am an older guy looking to move west and this seems to be a wonderful opportunity I am honest, responsible, and reliable, have a monthly income so rent can and always will be on time, can also provide ref. as to my character if needed.
